Virginia is a non-judicial foreclosure state. Most home loans are foreclosed through the deed of trust's power of sale, handled by a trustee without going to court — and Virginia is one of the faster states, so the window to act is shorter than in many places.
For an owner-occupied home, the trustee must mail you a notice of sale at least 60 days before the sale (just 14 days for other property); the sale is advertised in a newspaper and held no sooner than 8 days after the first ad. Virginia does not give a statutory right to reinstate — though many loan contracts allow it — and there's no redemption period after the sale. Because Virginia allows a deficiency judgment, a lender can pursue you for the shortfall if the home sells for less than you owe — so a clean sale that pays off the loan can protect you from that on top of the credit hit.
