Facing foreclosure
A notice of default or a sale date on the calendar — there may still be time to act. See your options →
Virginia foreclosures move fast. If you've gotten a notice of sale or you're behind on payments in Fairfax County, we're a local team making fair, no-obligation offers — as-is, no agent fees, no repairs, no showings. You choose the closing date.
Free and confidential. No pressure — if it's not right for you, walk away.
Virginia is a non-judicial foreclosure state, so a Fairfax County foreclosure runs through the deed of trust's power of sale — a trustee sale, no courtroom — and it can move quickly.
For an owner-occupied home the trustee must mail a notice of sale at least 60 days before the sale (14 days otherwise), then advertise it in a newspaper before the auction. Virginia has no statutory reinstatement right (your loan may allow it) and no redemption after the sale, and it permits a deficiency judgment. With Fairfax's high home values many owners hold significant equity worth protecting — which can open up reinstating, refinancing, selling, or letting us take over the payments.
This is general information, not legal advice. If your sale date is close, please also speak with a HUD-approved housing counselor (HOPE Hotline, 1-888-995-HOPE) and a licensed attorney. When selling is the right call, we buy as-is across Fairfax County — from Reston and Herndon to Springfield, Annandale, Centreville, and the City of Fairfax.

Falling behind and the letters keep coming. Let's look at the numbers together.
A house you didn't plan for, maybe out of town, with taxes and upkeep piling up.
You need a clean, fast split and a fair number both sides can live with.
Property taxes, city liens, or violations you can't get ahead of.
Bad tenants, vacancies, repairs — ready to be done for good.
Foundation, roof, or a full rehab the house needs and you don't want to fund.
Life changed fast. Selling on your terms can give you room to breathe.
Three easy steps, on your timeline — with honest answers at every one.
A quick call, text, or the form below. No cleaning, no repairs, no showings to strangers.
We look at your situation and the property, then walk you through your real options — including the ones that aren't selling to us.
Pick your closing date, take your time, or walk away. If we buy, we cover typical closing costs.
A single cash number isn't always the best outcome for you. Because we can structure a purchase a few different ways, we can often make an offer that actually fits your situation.
A fair cash price with a fast, certain close. Sold as-is, on your date.
We take over the existing mortgage payments and bring the loan current, so a looming foreclosure can stop and you can move on.
Seller financing and other structures where you carry terms and receive payments over time — often netting more than a discounted cash price.
